As-builts are the actual representation in plan, on how a building or space was built. There are two ways an as-built can be created; one, by going to the actual site and taking measurements to create plans from scratch, the second is already having a set of existing plans, and editing them to match how it was actually built.
Construction documents include all building plans, specifications, and supporting documents used during the completion of a construction project. These documents serve several purposes; first, they help translate the needs to the owner into a build-able format that can be universally understood within the construction industry. Second, they allow the owner to put the project out for bid and to obtain permits from local authorities.
